14. <br /> <br />That the proposed use will be designed, constructed, operated and maintained in order to be <br />harmonious and appropriate in appearance with the existing and intended character of the B- <br />3 Highway Business District and the proposed use will not change the essential character of <br />the B-3 Highway Business District. <br /> <br />15. <br /> <br />That the proposed use will not be hazardous or disturbing to existing or future neighboring <br />land uses. <br /> <br />16. <br /> <br />That the proposed use will be an improvement to the property in the immediate vicinity and <br />to the community as a whole. <br /> <br />17. That the proposed use will be adequately served by essential public services and facilities. <br /> <br />18. <br /> <br />That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services and that the proposed use will not be detrimental to the <br />economic welfare of the community. <br /> <br />19. <br /> <br />That the proposed use will not involve uses, activities or processes that will be detrimental <br />to persons, property or the general welfare. <br /> <br />20. <br /> <br />That the proposed use will be consistent with the intended purposes of the City's Zoning <br />Chapter which states that conditional use permits may be issued for uses that are generally <br />compatible in the district for which they are proposed. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Mayor Gilbertson <br />and upon vote being taken thereon, the following voted in favor thereof.' <br /> <br />Mayor James Gilbertson <br />Councilmember Gerald Zimmerman <br />Councilmember Kenneth Peterson <br />Councilmember Sheila Beyer <br /> <br />and the following voted against the same: <br /> <br />None <br /> <br />and the following abstained: <br /> <br />None <br /> <br />and the following were absent: <br /> <br />Councilmember Glen Hardin <br /> <br />whereupon said resolution was declared duly passed and adopted by the Ramsey City Council this <br />the 24th day of March, 1992. <br /> <br />Cit~, Administrator <br /> <br /> <br />
