Commissioner Bawden introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #92-06-121 <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0313 RELATIN,_ <br />REQUEST FOR A VARIANCE TO THE FRONT YARD SL <br />REQUIREMENTS ON LOT 7, BLOCK 3 AND LOT 6, BLOCK 4, WlNi <br />WOODS <br /> <br />That Allen Koenig, hereinafter referred to as "Applicant", has properly applied fo~ <br />of Adjustment variance from Section 9.20.12 of the Ramsey City Code to { <br />dwellings that will encroach on the front yard setback on the properties legally de,x <br />follows: <br /> <br />-and- <br /> <br />Lot 4, Block 6, Windemere Woods, Anoka County, Minnesota; <br />Lot 7, Block 3, Windemere Woods, Anoka County, Minnesota. <br /> <br />That the Applicant appeared before the Board of Adjustment for a public hearing i <br />to Section 9.03.05 of the Ramsey City Code on June 2, 1992 and that said public <br />was properly advertised and that the minutes of said public hearing are hereby inc~ <br />as a part of these findings by reference. <br /> <br />That the subject parcels are zoned R-1 Urban Residential and Lot 7, <br />approximately 21,000 square feet in size and Lot 4, Block 6 is approximate], <br />square feet in size. <br /> <br />4. That the subject property is surrounded by R-1 Urban Residential zoning. <br /> <br />That Section 9.20. I2 of the Ramsey City Code requires a thirty-five (35) foot <br />setback in the R-1 Urban Residential District. <br /> <br />o <br /> <br />That the subject parcels front on a previously dedicated cul-de-sac (Magnesiun <br />N.W.) that with the development of Windemere Woods will be brought up <br />standards and improved as a straight through street. <br /> <br />That the placement of dwelling units on the lots are obligated by City Code <br />dedicated right-of-way of record to be set back from the cul-de-sac right-of-wa. <br />causes them to be placed substantially further back from the improved road edge <br />neighboring dwelling units will be. <br /> <br />o <br /> <br />That the Applicant is requesting a twenty-five (25) foot variance from the thirty-f <br />foot front yard requirement on Lot 7, Block 3, which results in the dwelling un <br />located ten (10) feet from the dedicated cul-de-sac right-of-way line and forty (40) f~ <br />the road right-of-way line as Magnesium S~eet N.W. will be improved and travelle <br /> <br />That the Applicant is requesting a fifteen (15) foot variance from the thirty-five (i <br />front yard requirement on Lot 6, Block 4, which results in the dwelling unit being <br />ten (10) feet from the dedicated cul-de-sac right-of-way line and forty (40) feet f <br />road right-of-way line as Magnesium Street N.W. will be improved and travelled. <br /> <br />10. <br /> <br />That the Applicant is requesting the variance in order that the placement of the d <br />units on the subject parcels will aesthetically align with the placement of dwelling' <br />adjacent parcels. <br /> <br /> <br />
