0 <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />23. <br /> <br />conditions of Section 9.03.04 (Conditional Use Permits) of City Code are satisfactorily <br />met. <br /> <br />That the Applicant is proposing to establish a motor vehicle sales operation on the subject <br />property that will include an outside display area. <br /> <br />That the proposed display area is proposed to be surfaced with concrete. <br /> <br />That the Applicant is proposing to have an outside display area on the site that will <br />accommodate 28 vehicles. <br /> <br />That the City Code requires one off-su-eet customer parking space for every 10 vehicles on <br />display and one employee parking space for each employee on the maximum working shift. <br /> <br />That the Applicant is proposing to provide three (3) customer parking spaces, two (2) <br />employee parking spaces and one handicap parking space. <br /> <br />That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use, or to the public welfare. <br /> <br />That the proposed use will not substantially adversely impair the use, enjoyment or market <br />value of any surrounding property. <br /> <br />That the proposed use will be harmonious and in accordance with any specific objectives of <br />the Comprehensive Plan. <br /> <br />That the proposed use will be operated and maintained so as to be harmonious and <br />appropriate in appearance with the existing or intended character of the general vicinity and <br />as such will not change the essential character of the area. <br /> <br />That the proposed use will not be hazardous or disturbing to existing or future neighboring <br />rises. <br /> <br />That the proposed use will be a substantial improvement to the property in the immediate <br />vicinity and to the community as a whole. <br /> <br />That the proposed use will not create excessive additional requirements at public costs for <br />public facilities and services. <br /> <br />That the proposed use will not involve activities, processes, equipment and conditions of <br />operation that will be detrimental to any persons, property, or the general welfare by reason <br />of excessive production of traffic, noise, smoke, fumes, glare or odors. <br /> <br />That the proposed use will be consistent with the intent and purposes of Section 9.03.04 <br />(Conditional Use Permits) and Section 9.21.23 (B-3 Business District) of the Ramsey City <br />Code. <br /> <br />That no written or verbal comments relating to the Applicant's request were submitted at the <br />public heating conducted on September 1, 1992. <br /> <br /> <br />
