12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />23. <br /> <br />That on October 2, 1992, the Applicant applied for a conditional use permit for another <br />expansion of the cabinet manufacturing operation in the B-1 Business District by the <br />construction of a 2,160 square foot accessory storage building, which was reduced by the <br />Applicant to 1,920 square feet on October 15, 1992. <br /> <br />That the area of the proposed expansion, together with the area of the existing buildings on <br />the site, does not exceed the 35% lot coverage established for the B-1 Business District. <br /> <br />That the proposed use will not adversely impact traffic in the area and the amount of <br />hardsurfaced off-street parking spaces currently existing on the subject site is in compliance <br />with City Code requirements for the manufacturing operation. <br /> <br />That the proposed use will not be dangerous or detrimental to persons residing or working <br />in the vicinity of the proposed use. <br /> <br />That the proposed use will not substantially or adversely impair the use, enjoyment or <br />market value of surrounding properties. <br /> <br />That the proposed use will be operated and maintained in order to be harmonious and <br />appropriate in appearance with the existing and intended character of the B-1 Business <br />District and the proposed use will change the essential character of the B~I Business <br />District. <br /> <br />That the proposed use will not be hazardous or disturbing to existing or future neighboring <br />land uses. <br /> <br />That the proposed use will be an improvement to the property in the immediate vicinity and <br />to the community as a whole. <br /> <br />That the proposed use will be adequately served by essential public services and facilities. <br /> <br />That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services and that the proposed use will not be detrimental to the <br />economic welfare of the community. <br /> <br />That the proposed use will not involve uses, activities or processes that will be detrimental <br />to persons, property or the general welfare. <br /> <br />That a letter from Mr. and Mrs. Robert Gfroerer in opposition to the Applicant's request for <br />expansion, dated received by the City on October 14, 1992, was submitted at the October <br />15, 1992 public hearing. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Mayor Gilbertson <br />and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />Mayor James Gilbertson <br />Councilmember Gerald Zimmerman <br />Councilmember Kenneth Peterson <br />Councilmember S heila Beyer <br /> <br />and the following voted against the same: <br /> <br />None <br /> <br /> <br />
