A <br />conditional use permit may be obtained provided outdoor sales/display areas are screened <br />from neighboring residential uses, the sales area is surfaced with asphalt or concrete, the <br />sales area does not take up off-street parking spaces as required by City Code, and the <br />conditions of Section 9.03.04 (Conditional Use Permits) of City Code are satisfactorily <br />met. <br /> <br />That the Applicant is proposing to establish a recreational equipment sales operation on the <br />subject property that will include an outside display area. <br /> <br />That the Applicant submitted a site plan dated October 15, 1992 and drawn by Hakanson <br />Anderson Assoc., Inc. that proposed fifty (50) vehicle display spaces and presented a draft <br />revision of the site plan to the Planning and Zoning Corrm~ission on November 5, 1992 that <br />proposed thirty-two (32) vehicle display spaces. <br /> <br />That the draft revision to the site plan indicates that the Applicant is proposing to asphalt <br />and curb the driveway, customer/employee parking, and vehicle display area. <br /> <br />That the Applicant is proposing to have an outside display area on the site that will <br />accommodate 32 pieces of recreational travel equipment. <br /> <br />That the City Code requires one off-street customer parking space for every 10 vehicles on <br />display and one employee parking space for each employee on the maximum working shift. <br /> <br />That the Applicant is proposing to provide five (5) customer parking spaces, five (5) <br />employee parking spaces and one (1) handicap parking space. <br /> <br />That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use, or to the public welfare. <br /> <br />That the proposed use will not substantially adversely impair the use, enjoyment or market <br />value of any surrounding property. <br /> <br />That the proposed use will be harmonious and in accordance with any specific objectives of <br />the Comprehensive Plan. <br /> <br />That the proposed use will be operated and maintained so as to be harmonious and <br />appropriate in appearance with the existing or intended character of the general vicinity and <br />as such will not change the essential character of the area. <br /> <br />That the proposed use will be hazardous or disturbing to existing or future neighboring <br />uses. <br /> <br />That the proposed use will be a substantial improvement to the property in the immediate <br />vicinity and to the community as a whole. <br /> <br /> <br />
