Additionally, wholesale operations is neither a permitted principal use or accessory t~se · the Industrial District, and therefore a conditional use permit is also required :this type of activity. 'I~hat the Applicant is in compliance with MPCA rules and Anoka County Haz ~_ardous Waste regulations as it pertains to the collection of waste oils and the use 'df solvents relating to the disassembly of engines and tranmissions activities on Lot · ~tat the building plans have been drafted and the Applicant has stated his intent to provide for continued compliance with all pertinent regulations relating to the e011eCtion of waste oils and the handling of solvents if the disassembly of engines Md mmsmission activities are approved for Lots 2 and 3. 'I~at the proposed use will not substantially adversely impair the use, enjoyment or market value of any surrounding property. That the proposed use will not create excessive additional requirements at public e0st for public facilities and services. That r~the proposed use will not involve uses, activities, processes, materials and e~uipment and conditions of operation that will be detrimental to persons, property o~ the general welfare by reason of excessive production of glare, noise, traffic, smoke, fumes or odor. Th. at the proposed usc will not be unduly dangerous or otherwise detrimental to pe~rso~s residing or working in the vicinity or to the public welfare. .. at ~e proposed usc will be consistent with the intent and purposes of Chapter 3.04 (Conditional Use Permits) of the Ramsey City Code. Th~at if granted, the Applicant has stated no opposition to extending the terms of the ¢0ndifional use permit to Lot 4, Blcok 4, Gateway North Industrial Park Plat #2.
