10. 11. 12. That the proposed use will increase traffic to and from the subject property. That ihe proposed use may be dangerous or otherwise detrimental to existing or future neigt~boring uses. That the proposed use may adversely impair the use, enjoyment or market value of any surrofinding property. 13. 14. That the proposed use will be operated and maintained so as to be harmonious and appr6priate in appearance with the existing or intended character of the general vicinity and the p~oposed use will not change the essential character of the area That the proposed use will not be hazardous or disturbing to existing or future neighboring uses.~ 15. That the proposed use will be served adequately by essential public facilities and services such ~s streets, police and fire protection. 16. 17. 18. That the proposed use will not create excessive additional requirements at public cost for public facilities and services. That the proposed use will not involve uses, activities, processes, materials and equipment and oonditions of operation that will be detrimental to any neighboring properties or persons by mason of excessive production of traffic, noise, or odors. That .it is not perceived by the Planning Commission how golf balls can be stopped from straying from the subject property onto neighboring properties. The motion f~or the adoption of the foregoing resolution was duly seconded by Councilmember Peterson and ~upon vote being taken thereon, the following voted in favor thereof: Coun¢ilmember Glen Hardin Coun¢ilmember Kenneth Peterson and the following voted against the same: Coun¢ilmember Gerald Zimmerman and the following abstained: None and the folloWing were absent: Mayor. James Gilbertson Coun~ilmember Sheila Beyer whereupon s~tid resolution was declared duly adopted,by the Ramsey City Council this the 1 lth day of October, 1994.
