1. The proposed land use considers traffic levels and patterns. <br /> a. Traffic impacts of the proposal should be assessed for adjacent streets and <br /> affected collector streets, Impacts resulting in a safety hazard, increase in fire or <br /> police response time, or substantial increase in traffic congestion should be <br /> mitigated. <br /> b. Potential future travel corridors should be identified and preserved where <br /> feasible. <br /> <br />Staff Response: A Traffic Analysis was generated and the intersection of <br />Sunwood Drive N.W. and Argon Street N.W. is anticipated to function at an <br />acceptable level of service during peak traffic periods following the proposed <br />development. Planning for a future road connection to the south is not feasible or <br />warranted because it would require the filling of wetlands. A connection to the <br />west onto T.H. #47 would not be allowed since it would not comply with the <br />access management spacing proscribed for TH 47. <br /> <br />2. The Community's expenditures for new or additional services required by the <br />proposed land use will be recovered if the proposal goes forward. <br /> <br />StaffResponse: The Developer is responsible for all costs associated with the <br />development of the property. <br /> <br />3. Environmentally sensitive resources should be known, and as per section 9.21. O1 of <br />the city code "development shall be so regulated as to minimize risk of environmental <br />damage to these areas." <br /> <br />StaffRespon~e: Figure XIII-1 (Wetlands and Natural Drainage Ways) of the <br />Comprehensive Plan indicates that there are no environmentally sensitive <br />resources within the boundaries of the subject property. <br /> <br />4. The potential of the parcel containing a greenway corridor or open space arda should <br />be reviewed and if present, appropriate preservation strategies shall be employed. <br /> <br />Staff Response: Figure XIII-2 (Scenic Roadways and Greenway Corridors) of the <br />Comprehensive Plan indicates that there are no greenway or open space <br />opportunities identified on the subject property. <br /> <br />5. Sewer and water capacity is adequate to service the proposed development <br /> a. Existing residents shall not be assessed for any necessary improvements <br /> <br />Staff Response: The municipal water and sanitary sewer trunk system was sized <br />to provide service to the subject property. The developer is responsible for all <br />costs associated with the municipal services and none of the existing residents <br />will be assessed. <br /> <br />14 <br /> <br /> <br />
