Director <br /> <br />Background: <br /> <br />Lawrence Olson of E&G Development, LLC, has submitted an application for preliminary plat <br />review of Amber Ridge 2n~t Addition, a replat of Outlot B, Amber Ridge. The property is located <br />on the east side of T.H. #47, at the south terminus of Argon Street N.W. The preliminary plat <br />proposes to subdivide the property into 5 single family lots with urban services. The following <br />items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary Plat <br />c) City Staff review letter dated June 29, 2006 <br /> <br />Notification: <br /> <br />In accordance with City Code, City Staffdid attempt to notify owners of property wit}fin 700 feet <br />of the Subject Property of the preliminary plat public hearing. <br /> <br />Observations: <br /> <br />The property is approximately 2 acres in size and is zoned R-2 Medium Density Residential, <br />permitting development of 4 to 7 units per acre. The Developer has requested a Comprehensive <br />Plan Amendment to change~the land use from medium to Iow density residential, and a zoning <br />amendment to rezone the property from R-2 Residential to R-1 Residential to permit <br />development of the property with single family homes. The properties to the north and east are <br />zoned R-I Residential and are developed with single family homes. <br /> <br />Mr. Olson is proposing to extend Argon Street south to provide public street access to the lots. <br />City Codes restricts cul-de-sacs to a maximum length of 600 feet. Currently, Argon Street is <br />approximately 830 feet in length. The Developer has applied for a variance to cul-de-sac length <br />in order to extend Argon Street to the south to access the new lots created. <br /> <br />The preliminary plat confirms that the proposed lots comply with width, size and area <br />requirements. The grading plan reflects that the house pads meet all applicable structure <br />setbacks. The net density is approximately 2.2 units per acre. <br /> <br />A traffic generation analysis of TH 47 at the intersections including Alpine Drive, Sunwood <br />Drive CSAH 5, and CK 116. All of the above intersections, excepting the intersection at CR 116, <br />performed at acceptable levels. <br /> <br /> <br />
