<br />Associate Planner Geisler explained the urban setting of Town Center will not be continued into <br />this area, which will be a typical suburban type setting. The desire is for a higher quality of <br />design including amenities such as pedestrian paths, etc., but it will not be an urban environment, <br />which is why there will be a break from Town Center. <br /> <br />Chairperson Nixt questioned if this code is meant to focus on the concept plan for the <br />development of the 60 acres adjacent to Town Center, or if it is meant to be a B-3 district that. <br />can be used somewhere along Highway 10. <br /> <br />Associate Planner Geisler replied this B-3 district is not written to accomplish a specific plan, but <br />to accomplish a master developed site. <br /> <br />Chairperson Nixt stated if this code is to be written with the intent of developing this site <br />adjacent to Town Center they can be much more specific about how it will facilitate pedestrian <br />traffic while allowing the flexibility for large retailers. This is not an extension of the Town <br />Center District, but it needs to be recognized that it is immediately adjacent to Town Center and <br />will be able to drive development into the Town Center District; there will be a relationship <br />between the two areas. The deviation should begin with the architectural standards. <br /> <br />Associate Planner Geisler indicated the draft code revision will be on the agenda of the July <br />meeting for a public hearing. <br /> <br />Case #13: <br /> <br />Staff Update <br /> <br />The Staff Update was noted. <br /> <br />Case #14: <br /> <br />Zoning Bulletin <br /> <br />The Zoning Bulleting was noted. <br /> <br />OTHER COMMISSION BUSINESS <br /> <br />1) Upcoming Meetings <br /> <br />Assistant Community Development Director Frolik indicated a joint meeting with the City <br />Council is tentatively scheduled for Monday, June 26th at 6:30 or 7:00 p.m. to review the draft <br />Central Rural Reserve Study. <br /> <br />Chairperson Nixt indicated he will not be available on June 26th. <br /> <br />The consensus of the Commission was to continue with the proposed date of June 261h for the <br />joint City Council/Planning Commission meeting. <br /> <br />Chairperson Nixt suggested the July 6th regular meeting be rescheduled. <br /> <br />Planning Commission/June 1, 2006 <br />Page 18 of 19 <br />
