Associate Planner Geisler explained the urban setting of Town Center will not be continued into
this area, which will be a typical suburban type setting. The desire is for a higher quality of
design including amenities such as pedestrian paths, etc., but it will not be an urban environment,
which is why there will be a break from Town Center.

Chairperson Nixt questioned if this code is meant to focus on the concept plan for the
development of the 60 acres adjacent to Town Center, or if it is meant to be a B-3 district that.
can be used somewhere along Highway 10.

Associate Planner Geisler replied this B-3 district is not written to accomplish a specific plan, but
to accomplish a master developed site.

Chairperson Nixt stated if this code is to be written with the intent of developing this site
adjacent to Town Center they can be much more specific about how it will facilitate pedestrian
traffic while allowing the flexibility for large retailers. This is not an extension of the Town
Center District, but it needs to be recognized that it is immediately adjacent to Town Center and
will be able to drive development into the Town Center District; there will be a relationship
between the two areas. The deviation should begin with the architectural standards.

Associate Planner Geisler indicated the draft code revision will be on the agenda of the July
meeting for a public hearing.

Case #13:

Staff Update

The Staff Update was noted.

Case #14:

Zoning Bulletin

The Zoning Bulleting was noted.

OTHER COMMISSION BUSINESS

1) Upcoming Meetings

Assistant Community Development Director Frolik indicated a joint meeting with the City
Council is tentatively scheduled for Monday, June 26th at 6:30 or 7:00 p.m. to review the draft
Central Rural Reserve Study.

Chairperson Nixt indicated he will not be available on June 26th.

The consensus of the Commission was to continue with the proposed date of June 261h for the
joint City Council/Planning Commission meeting.

Chairperson Nixt suggested the July 6th regular meeting be rescheduled.

Planning Commission/June 1, 2006
