That the Applicant has stated that the proposed haul route for loaded tracks exiting the <br />Subject Property is south on Potassium Street N.W., west on 145th Lane N.W. and <br />Sunfish Lake Drive to Sunfish Lake Blvd. and it is proposed that empty trucks will access <br />the site by travelling north on Tungsten Street off of County Road gl 16, east on 143rd <br />Lane N.W and north on Potassium Street N.W. <br /> <br />8 That no fill materials are proposed to be imported to the site. <br /> <br />9. That no blasting will be employed in the grading activity. <br /> <br />10. <br /> <br />That the existing drainage patterns will not be substantially altered by the proposed grading <br />plan. <br /> <br />11. <br /> <br />That the grading plan proposes to install silt fence along the boundaries of adjacent <br />properties and wetlands. <br /> <br />12. <br /> <br />That the grading operation will increase the traffic to the subject property and surrounding <br />area for a thirty (30) day time frame. <br /> <br />13. <br /> <br />That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br /> <br />14. <br /> <br />That the proposed use will not substantially adversely impair the use, enjoyment, or market <br />value of any surrounding property. <br /> <br />15. <br /> <br />That the proposed use will not be hazardous or disturbing to existing or future neighboring <br />uses. <br /> <br />16. <br /> <br />That the proposed use will be a substantial improvement to property in the immediate <br />vicinity and to the community as a whole. <br /> <br />17. <br /> <br />18. <br /> <br />That the proposed use will be served adequately by public facilities and services such as <br />highways and streets. <br /> <br />That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services, and it will not be detrimental to the economic welfare of the <br />community. <br /> <br />19. <br /> <br />That the proposed use will not involve uses, activities, processes, materials, and equipment <br />and conditions of operation that will be detrimental to any persons, property, or the general <br />welfare by reason of excessive production of traffic noise, smoke, fumes, glare, or odors. <br /> <br />20. <br /> <br />That at the public hearing, the Applicant verbally amended the proposal for haul routes to <br />require that ingressing macks to the area will travel Sunfish Lake Drive east off of Sunfish <br />Lake Blvd., east on 145th Lane and north on Potassium St. N.W. and because of the <br />narrow width, the Applicant will employ traffic control measures to avoid situations of <br />trucks meeting on Sunfish Lake Drive. <br /> <br /> <br />
