That the total area of the Subject Property to be rezoned is approximately .7 acres in size. 5. That the Subject Property is currently zoned B-3 Highway Business. That the adjacent property to the east is zoned R-1 Urban Residential and the properties to the north and west are zoned B-3 Highway Business. That it is anticipated that the City will be adopting an amended land use plan in the near future that projects development of the Subject Property and the adjacent property to the west with single family residential uses. That the Subject Property meets the 90 foot width and 20,000 square foot area requirement for single family urban residential lots in the Cirtical River Overlay District. That the proposed zoning amendment will not substantially adversely impair the use or market value of any surrounding property. 10. That the proposed zoning amendment will not change the essential character of the area. 11. That City Staff has verified that the subject property is the result of a subdivision created by the City's extension of Riverdale Drive and that deeds have been executed and recorded at the County with the appropriate legal descriptions for the two resulting parcels. The motion for the adoption of the foregoing resolution was duly seconded by Councilmember Beahen and upon vote being taken thereon, the following voted in favor thereofi Mayor Glen Hardin Councilrnember Kenneth Peterson Couneilmember Carolyn Beahen Coun¢ilmember Gerald Zimmerman and the following voted against the same: None and the following abstained: None and the following were absent: Councilmember Sheila Beyer whereupon said resolution was declared duly passed and adopted by the Ramsey City Council this the lOth day of October, 1995.
