That the total area of the Subject Property to be rezoned is approximately .7 acres in size. <br /> <br />5. That the Subject Property is currently zoned B-3 Highway Business. <br /> <br />That the adjacent property to the east is zoned R-1 Urban Residential and the properties to <br />the north and west are zoned B-3 Highway Business. <br /> <br />That it is anticipated that the City will be adopting an amended land use plan in the near <br />future that projects development of the Subject Property and the adjacent property to the <br />west with single family residential uses. <br /> <br />That the Subject Property meets the 90 foot width and 20,000 square foot area requirement <br />for single family urban residential lots in the Cirtical River Overlay District. <br /> <br />That the proposed zoning amendment will not substantially adversely impair the use or <br />market value of any surrounding property. <br /> <br />10. That the proposed zoning amendment will not change the essential character of the area. <br /> <br />11. <br /> <br />That City Staff has verified that the subject property is the result of a subdivision created by <br />the City's extension of Riverdale Drive and that deeds have been executed and recorded at <br />the County with the appropriate legal descriptions for the two resulting parcels. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Councilmember <br />Beahen and upon vote being taken thereon, the following voted in favor thereofi <br /> <br />Mayor Glen Hardin <br />Councilrnember Kenneth Peterson <br />Couneilmember Carolyn Beahen <br />Coun¢ilmember Gerald Zimmerman <br /> <br />and the following voted against the same: <br /> <br />None <br /> <br />and the following abstained: <br /> <br />None <br /> <br />and the following were absent: <br /> <br />Councilmember Sheila Beyer <br /> <br />whereupon said resolution was declared duly passed and adopted by the Ramsey City Council this <br /> <br />the lOth day of October, 1995. <br /> <br />ATTEST: ~ / ~ <br />C~'"~/~d'-mi n islxator <br /> <br />Mayor <br /> <br /> <br />
