12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />That City Staff has verified that the private covenants established for Hunters Ridge does <br />not prohibit the construction of accessory detached garages. <br /> <br />That City Code allows a maximum of 1,664 square feet of garage and accessory building <br />space on the subject property; the existing garage is 768 square feet; the proposed garage is <br />896 square feet; for a total of 1,664 square feet. <br /> <br />That if granted, the variance will not grant the Applicant any special privilege that is denied <br />to other owners of lands, structures or buildings in the same district. <br /> <br />That if granted, the variance will not be materially detrimental to the purposes of the <br />Ramsey Zoning Chapter or other property in the R-1 Rural Residential District. <br /> <br />16. <br /> <br />That if granted, the variance will not substantially increase the congestion of public sweets, <br />or increase the danger of fire, or endanger the public safety, or substantially impair <br />property values within the neighborhood. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Board Member <br />Thorud and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />Chairperson Benjamin Deemer <br />Board Member Bradley Thorud <br />Board Member David Bawden <br />Board Member Paul Holland <br />Board Member Sharon Jensen <br />Board Member Charles LaDue <br />Board Member Michael Terry <br /> <br />and the following voted against the same: <br /> <br />None <br /> <br />and the following abstained: <br /> <br />None <br /> <br />and the following were absent: <br /> <br />None <br /> <br />whereupon said resolution declared duly adopted by the Ramsey Board of Adjustment this the 2nd <br /> <br />day of April, 1996. <br /> <br />Ci0-/~ininistrator - <br /> <br /> <br />
