o

o

11.

12.

13.

That the Highlands Proposal consists of excavating approximately 2.000 yards of material
within the subject area to better define the "walk-out" building locations. Material
excavated would be used to berm along Lot 1 abutting the golf course and to add some
material to low spots on the fronts of Lots 2 and 3. No material will be exported from the
involved lots.

That the Lake Proposal consists of exporting approximately 13,000 yards of material from
the involved lots so as to bring the building sites on the lots closer to the abutting streets.
This would result in more open space between homes to be built on these lots and the homes
already built on Lots 2 and 5. That the proposed haul route consists of traveling west to the
terminus of Inverness Lane, and continuing westward across the golf course, and then onto
Jarvis Street, and then southward to State Highway #10. The involved grading proposal was
previously approved but the permit lapsed prior to initiation of the project.

That the Links Proposal consists of exporting approximately 800 yards of material from
Block 2 of Itasca Shores to Lot 1, Block 1, Northfork Links 3rd Addition, to construct a
berm to act as a noise and sight barrier from traffic on Highway #10. The berm will be
planted with trees and shrubs.

That the Itasca Shores Proposal consists of exporting approximately 35,000 yards of material
from Block 2 of Northfork Itasca Shores in accordance with the approved grading plan for
the plat. Material would exit the Northfork PUD via 153rd Avenue to Highway #10. Some
or all of the material may be deposited on a 30 acre parcel lying south of 153rd Avenue and
east of Block 2. Additional amounts will be used to berm along 153rd Avenue and 800
yards will be used in conjunction with the Links Proposal. All areas disturbed will be
seeded and mulched.

That no fill materials, other than those identified above and topsoil for restoration, are
proposed to be imported to any of the sites.

That no blasting will be employed in the grading activity areas.

That the existing drainage patterns will not be substantially altered by the proposed grading
plans.

That the grading operation will increase the traffic to and from the subject areas for the
period of time the permit is in effect.

That the proposed use will not be unduly dangerous or otherwise detrimental to persons
residing or working in the vicinity of the use or to the public welfare.

That the proposed use will not substantially adversely impair the use, enjoyment, or market
value of any surrounding property.

14. That the proposed use will not be hazardous to existing or future neighboring uses.

RESOLUTION #97-08-211
