distance of 330.00 feet; thence westerly parallel with the north line of said Southwest <br />Quarter a distance of 660.00 feet to the point of beginning of the land to be described; <br />thence continue westerly along last said parallel line a distance of 334.55 feet; thence <br />southwesterly, deflecting to the leiS, 23 degrees 44 minutes 38 seconds to the centerline of <br />State Trunk Highway No. 47; thence northeasterly along said centerline to the north line of <br />said Southwest Quarter; thence easterly along said north line to the intersection with a line <br />parallel to the west line of said GORHAM'S SANDY ACRES ESTATES that passes <br />through the point of beginning; thence southerly along said parallel line to the point of <br />beginning (hereinafter referred to as section "A"). <br /> <br />("the Subject Property"). <br /> <br />That the total area of the underlying parcel is approximately 8 acres; the total area of the <br />Subject Property to be rezoned is approximately 4 acres in size. <br /> <br />o <br /> <br />That the entirety of the property is zoned a combination of B-1 Business and R-3 Urban <br />Residential. <br /> <br />o <br /> <br />That the Applicant is proposing to rezone section "B" in Exhibit A attached hereto, from <br />B-1 Business to B-2 Business to facilitate development of it with a convenience store with <br />gas sales. <br /> <br />That the Applicant is proposing to rezone section "A" in Exhibit A attached hereto, from <br />B-1 Business to R-3 Urban Residential, similar to the remainder of the property. <br /> <br />o <br /> <br />That for Section A, which is proposed to be rezoned fi:om B-1 Business to B-2 Business, <br />the properties on the other 3 quadrants of the intersection are zoned a combination of B-1 <br />Business and B-2 Business. The property to the south is zoned R~3 Urban Residential. <br /> <br />That for Section B, which is proposed to be rezoned from B-1 Business to R-3 Urban <br />Residential, the property to the north is zoned B-1 Business, the property to the east is <br />zoned R-3 Urban Residential, and the property to the south is zoned R-3 Urban <br />Residential. The property on the west side of T.H. #47 is zoned B-1 Business. <br /> <br />10. <br /> <br />That the Applicant has also submitted an application to the City for a minor subdivision <br />that will subdivide the underlying parcel into one lot and one outlot and the proposed <br />rezoning will follow the lines of the new lot boundaries. <br /> <br />11. That the proposed zoning amendment will not substantially adversely impair the use or <br /> market value of any surrounding property. <br /> <br />12.
