Councilmember Haas Steffen moved for the adoption of the following resolution: <br /> <br />RESOLUTION #98-03-048 <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0451 RELATING TO A <br />REQUEST FOR A CONDITIONAL USE PERMIT TO ESTABLISH WAREHOUSE <br />OPERATIONS AN ACCESSORY USE TO AN OFFICE IN THE B-1 BUSINESS <br />DISTRICT <br /> <br /> WHEREAS, Concrete Masonry Unlimited, Inc., hereinafter referred to as "Applicant", <br />has properly applied for a Conditional Use Permit to establish warehouse activity as an accessory <br />use to an office in the B-1 Business District on the property legally described as follows: <br /> <br />Lot 3, Block 1, Ramsey Commercial Park 2nd Addition, Anoka County, Minnesota <br /> <br />(the "Subject Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />That the Applicant appeared before the Planning Commission for a public hearing pursuant <br />to Section 9.03.04 of the Ramsey City Code on March 12, 1998, and that said public <br />hearing was properly advertised and that the minutes of said public hearing are hereby <br />incorporated by reference. <br /> <br />That the subject property is located in the B-1 Highway Business District and is <br />approximately 1.6 acres in size. <br /> <br />That the surrounding parcels to the south, east and west are also zoned B-1 Business and <br />the property to the north contains the Burlington Northern railroad and a golf course. <br /> <br />That the Applicant is proposing to construct a 6,000 square foot building to house his <br />concrete masonry business on the Subject Property and the project would include office <br />and warehouse space. <br /> <br />o <br /> <br />That Section 9.20.21 (B-1 Business District) of the Ramsey City Code establishes that <br />offices are a permitted use and a warehouse would require a conditional use permit. <br /> <br />That the proposed building does not exceed the 35% lot coverage restriction in the B-1 <br />Business District. <br /> <br />That the Applicant has submitted a preliminary site plan and building elevations for the <br />proposed project and the plans indicate that the warehouse portion of the building will be <br />used for indoor storage of company vehicles, equipment and supplies. <br /> <br />That the preliminary site plan also reveals a future outside storage area in the most westerly <br />corner of the site that is proposed to be enclosed with a privacy fence; outside storage is <br /> <br /> <br />
