10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />permitted in the B-1 Business District but is restricted to 10% of the lot area and not to <br />exceed an area equivalent to the area of the principal building. <br /> <br />That outside parking of trucks may be anticipated with the type of business proposed and <br />the B- 1 Business District does permit truck parking. <br /> <br />That the architectural standards in the business district require natural or prefabricated <br />stone on building exteriors; any other material is subject to City Council approval. <br /> <br />That the Applicant is proposing to construct the exterior walls with a combination of rock <br />face concrete masonry units and vinyl siding, which is comparable to or exceeds the <br />standards of other commercial buildings in the area, but requires City Council approval of <br />the vinyl siding. <br /> <br />That the proposed use will/will not be unduly dangerous or detrimental to persons residing <br />or working in the vicinity of the use, or to the public welfare. <br /> <br />That the proposed use will/will not substantially adversely impair the use, enjoyment or <br />market value of any surrounding property. <br /> <br />That the proposed use will/will not be designed, constructed, operated, and maintained so <br />as to be harmonious and appropriate in appearance with the existing or intended character <br />of the general vicinity and will/will not change the essential character of the area. <br /> <br />That the proposed use will not be hazardous or disturbing to existing or future neighboring <br />uses. <br /> <br />That the proposed use will be a substantial improvement to the property. <br /> <br />That the proposed use will be served adequately by essential public facilities and services, <br />such as highways, streets, police and fire protection. <br /> <br />That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services and will not be detrimental to the economic welfare of the <br />community. <br /> <br />That the proposed use will not involve uses, activities and equipment that will be <br />detrimental to any persons, property, or the general welfare by reason of excessive <br />production of traffic, noise, smoke, fumes, glare or odors. <br /> <br />RESOLUTION #98-03-048 <br /> Page 2 of 3 <br /> <br /> <br />
