That the Applicants are proposing to repair some storm damage to the non-conforming
garage, and in the process are preparing to enlarge the garage by approximately 480 square
feet.

9. That enlarging the garage in its current non-conforming location will require prior acquisition
of a variance.

10. That there are special conditions applying to the Subject Property that do not generally apply
to other properties in the district; namely a significant portion of the Subject Property
contains ponds and wetlands, and that the dwelling is oriented towards the south property line
versus the frontage on Gibbon Street.

11. That there is some buildable land south and west of the house, but because of the house's
orientation towards the south, the south yard is front yard and the west yard is on the
bedroom side of the home; these yards contain the septic tank, drainfield and well; and
neither of these yards make logical locations for a garage. The remainder of the Subject
Property that would be considered behind the home is wetland.

12. That the special conditions do not result from the actions of the Applicant; the Subject
Property was developed with the home and non-conforming garage when purchased by the
Applicants.

13. That similar variances have been granted in the R-1 Rural Residential District in the City of
Ramsey.

14. That the variance requested is the minimum variance which would alleviate the hardship.

15. That literal interpretation of the provisions, of City Code will deprive the Applicant of rights
commonly enjoyed by other properties in the same district.

16. That if granted, the variance will not permit a use that is prohibited in the R-1 Rural
Residential District.

17. That if granted, the variance will not impair an adequate supply of light and air to adjacent
l~roperty.

18. That if granted, the variance will not unreasonably increase the congestion in the public
street.

19. That if granted, the variance will not increase the danger of fire or endanger the public safety.

20. That if granted, the variance will not unreasonably diminish property values in the
neighborhood.

21. That if granted, the variance will not violate the intent of the Comprehensive Plan.

RESOLUTION #98-10-241
