Board Member Johnson introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #99-10-188 <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0506 RELATING TO A REQUEST <br />FOR A VARIANCE FROM STREET FRONTAGE OR LOT WIDTH REQUIREMENTS. <br /> <br /> WHEREAS, Phillip and Jennifer Johnson, hereinafter referred to as "Applicant", has <br />properly applied for a Board of Adjustment variance from the minimum street frontage or lot width <br />requirement established in Section 9.20.11 of the Ramsey City Code in order to construct a <br />dwelling on the following legally described property: <br /> <br />Unplatted Ramsey Township West 20 acres of the West half of Northwest Quarter of <br />Section 2, Township 32, Range 25, (Subject to easement to United Power Association <br />4/24/68) United Power Association easement partially released 12/19/72, United Power <br />Association easement released 9/5/73, Anoka County, Minnesota. <br /> <br />(" Subject Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF THE <br />CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />That the Applicant appeared before the Board of Adjustment for a public hearing pursuant to <br />Section 9.03.05 of the Ramsey City Code on October 5, 1999 and that said public hearing was <br />properly advertised and that the minutes of said public hearing are hereby incorporated as a part <br />of these findings by reference. <br /> <br />That the Subject Property is zoned R-1 Rural Residential and is approximately 20 acres in size. <br /> <br />That the property to the east, west and south is zoned R-1 Rural Residential and the property to <br />the north is in the City of Bums and is zoned Agricultural/Residential. <br /> <br />That Section 9.11.01 of the Ramsey City Code states that no lot shall contain any building used <br />as a dwelling unless it has the minimum lot width; Section 9.02 states that the lot width is <br />measured at the property line abutting the street; Section 9.20.12 states that the minimum lot <br />width in the Rural Residential District is 200 feet; Section 9.11.01 also states that in cases of <br />double frontage lots where one of the streets is a County or State street, the lot shall front on the <br />other street. <br /> <br />That the Subject Property has approximately 320 feet of frontage on Green Valley Road (County <br />Road #63) and 66 feet of frontage on 178th Lane N.W., an unimproved section of dedicated road <br />right-of-way. <br /> <br />Resolution #99-10-188 <br />Page 1 of 3 <br /> <br /> <br />
