<br />5 Minute. CASE #3: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL <br />OF FLIHTWOOD BILLS 5TH ADDITION: <br />CASE OF MH. DICK CARSON <br />By: Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Dick Carson is requesting preliminary plat approval of Flintwood Hills 5th <br />Addition, the subdivision of Outlots M and N, Flintwood Hills 2nd Addition. <br />These outlots are located in the Flintwood Hills P.U.D. Mr. Carson is <br />proposing to subdivide these two outlots into three lots. <br /> <br />Lot 3 is proposed to be developed with a 5,000 square foot office building and <br />Lots 1 and 2 are proposed to be developed with multiple residential structures <br />(one four-unit building and one six-unit building). Access to Lot 3 is <br />proposed from Dysprosium Street N.W. and a common access is proposed to Lots 1 <br />and 2 from Industry Avenue N.W. <br /> <br />Lot 3 has sewer and water available; Lots 1 and 2 presently do not have <br />utilities available to them. Utilities will be required as part of tbe City's <br />approval of the plat. In addition, both proposed commercial and multiple <br />residential structures are subject to the site plan revie~ process. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Site location map <br />b) Existing Outlots M and N, Flintwood Hills 2nd Addition <br />c) Proposed preliminary plat of Flintwood Hills 5th Addition <br />d) Letter from Anoka County dated November 25, 1987 <br />e) City Engineer's letter dated December I, 1987 <br />f) Planning and Zoning Commission public hearing minutes dated December <br />1, 1987 <br /> <br />Observations: <br /> <br />As tbe proposed subdivision is bounded by single family residential <br />developments, substantial buffer areas will be required between the commercial <br />and multiple residential uses and tbe existing single family residential <br />neighborboods. <br /> <br />Tbe Planning and Zoning Co~ission conducted a public hearing on Mr. Carson's <br />request on December I, 19E7.
