I <br />Dear Mr. Z ~mmerroan: . <br /> <br />We have reviewe~ the Green Valley Estates preliminary plat and <br />offer the folloGing comments: <br /> <br />1. Green valleL Estates is a proposed 66.1 acre development <br />consisting Ff 23 single family residential lots. <br /> <br />2. City Code lpO.016A requires a minimum lot area of 2.5 acres. A <br />variance has been requested for Lot 9, Block 1 as this lot is <br />approxima te'ly 2.3 acres. <br /> <br />3. Soil borinJs and soil classifications are re~~ired by Article <br />l70.037B(1)1 of the City Code to determine if the development is <br />suitable fdr on-site wastewater disposal systems. However, <br />based on t~e Anoka county Soil Survey, the soils consist of <br />Zi~~erman ~ine sand, Dalbo silty loam and Brickton silt loam. <br />Zi~~erman ~ine sand and Dalbo silt loam are Class I soils <br />suitable fdr on-site wastewater disposal systems. Brickton <br />silty 10am,1 hov!ever, is a ClasS :::11 soil and is unsuitable for <br />soil absorption areas. It appears the majority of the Class <br />III soil lies along ~he drainage easemen~ in Block 1 and 2. <br />EO"vl'ever, it. appe.ars a por~icn of Lot 5, Block 1 and Lot 9, <br />Block 2 are affected as well as a small portion of Lot 2, <br />Block 2. <br /> <br />222 Monroe Street <br />Anoka.
