Lot 9, <br />Block 1 would not be allowed access onto State Highway No. ~7 <br />or Co. Rd. No. 63. This lot will require a variance if it is <br />platted. <br /> <br />5. In review of the typical street section, a Class V gravel base <br />of 4 is required to meet City standards. <br /> <br />6. In review of the drainage, a grading plan needs to be shown to <br />clarify the. outlet fo the runoff. For example, on Lot ~, Block <br />3 a drainage easement is proposed; however, the area would have <br />to be graded to accomodate a 100 year storm if no outlet is <br />available. I calculations should be provided to show the culvert <br />sizes are a~equate including the 2~" culvert crossing Co. Rd. <br />63. This drainage must be directed to a public drainage <br />syst.em. <br /> <br />7. Ford Brook is a general development stream. Setback from <br />ordinanry high water are 75' for buildings and 50' for on-site <br />septic syst'em. s In addition, a 100 foot water frontage is <br />required, ~ot 5, Block 1 does not meet this requiremen~. <br /> <br />s. If a par}~ i!S to be dedicated in lieu of a cash payment, it <br />needs to bj shown on the plans. <br /> <br />9.
