Olson Consulting Engineers, Inc. <br />1611 Highway #10 N.E. <br />Minneapolis, MN 55432 <br />Re: Rum River Hills <br />Dear Mr. Hansing: <br />We have reviewed the plans and specifications for the drainage and <br />streets in Rum River Hills and offer the following comments: <br />1. The proposed grading plan did not show any lot grading. The lots <br />along 169th Avenue N.W. will require filling to make them build- <br />able in accordance with the City Code. <br />2. No cross sections or a typical section were provided. <br />3. No intersection radii were shown on the plans. The City Code <br />requires the radii on suburban streets to be 20 feet and the <br />radii on rural streets to be 30 feet. <br />4. The radius on the Iodine Street cul -de -sac is shown as 46.5 feet. <br />City Code requires a radius of 50 feet. <br />5. The drainage from the low point at station 1 +50 on Iodine Street <br />has not been addressed on the plans. <br />6. The drainage from the low point at station 6 +00 on 169th Avenue <br />N.W. has not been addressed on the plans. If Lots 4 and 5, <br />Block 1, are to be used as holding ponds, drainage calculations <br />should be provided to make sure they are adequate to handle a 100 <br />year storm without flooding adjacent properties. Lots 4 and 5, <br />Block 1 were approved on the plat as buildable lots, therefore, <br />any change in the status of the lots must be legally resolved. <br />The City Council will also have to approve the change in status <br />of the lots. <br />7. Sheet four indicates four -inch subgrade drainage pipes. The type <br />of pipe and bedding material for these pipe should be specified. <br />8. The specification provides logs of four soil borings.
