1 <br />PROPOSAL OF LANDFILL IMPACTS ON MARKET VALUES Ataro <br />' The City f Ram is requesting a bid <br />tY �Y eq 9 proposal for a residential /commercial <br />' study on the effects that the Anoka Landfill has on the market value of <br />structures and land in residential and commercial areas. The study must <br />' contain the following format: <br />' Part I Local Comparisons <br />A) Determine the total area impact (distance from landfill that has <br />impact). <br />B) Show degree of impact starting at landfill and continuing in intervals <br />of 1/8 mile until the impact ceases to affect property values; <br />' 1) Determine the impact at each 1/8 mile interval for the <br />following zoning in properties: <br />a) Residential housing <br />b) Vacant platte(Vunplatted residential lands <br />c) Developed commercial /industrial areas <br />' <br />d) Vacant platted/unplatted <br />coumercial /industrial lands <br />C) <br />Determine the impact of potential water <br />pollution problems and any <br />' <br />subsequent need for accelerated utility inst allation. <br />Part II <br />Metro Area Wide Comparison <br />A) <br />Determine market values of three typical <br />homes in Ramsey valued at <br />$67,000, $80,000 and $100,000 if these <br />homes were located in the <br />r <br />following cities: <br />Spring Lake Park <br />Apple Valley <br />Champlin <br />Plymouth <br />Hanes used must be of similar style construction, square footage and <br />located on a comparable lot. <br />
