B) Determine market values of platted/unplatted residential lands in <br />cities listed in A above of similar size properties with/without <br />utilities. <br />C) Determine market values of the following commercial /industrial <br />structures: <br />Jinuy B's American Cafe <br />LeZburneau's Super Value <br />Mate Punch and Die <br />Altron <br />Koenig Insulation <br />which will be designated by the Ramsey Landfill Ad Hoc Committee if <br />these structures were located in the cities listed in A above. <br />D) Determine market values of platted /unplatted commercial /industrial <br />land in the cities listed in A above of similar size properties with/ <br />without utilities. <br />Note: A.0 market value comparisons must indicate the type of <br />' roadway (County, State, MSA or local), type of surfacing, and <br />utilities (sanitary sewer /on -site septic system, City water /private <br />well, storm sewer /local pounding). <br />' Part III Format of Report <br />A) The report must be clear and concise in detail and cover all items <br />listed in Parts I and II. <br />B) The report shall include graphic comparison of property values <br />compared to the distance fran the landfill. <br />C) The report shall include graphic comparison of market values of <br />similar properties located in the cities indicated in Part II, A. <br />D) The report shall summarize findings of the Anoka Landfill impact in <br />Parts I and II above. <br />
