'Ihis must be dense enought to create a (ilysical separa- <br />tion of the property and be considered acceptable by the <br />Planning Oammission and City Council. <br /> <br />LIGHTING <br /> <br />Any lighting used to illuminate on off-street parking area, <br />sign or structure, shall be arranged to deflect light away from <br />any adjoining residential district or public street. Bulbs <br />emitting in excess of 3000 lumens (150 watts) shall be so <br />directed that the bulb is not visible from off of the property <br />where such light source is located. <br /> <br />LAN!:SCAPING <br /> <br />Where aqy multiple residential or non-residential use is adja- <br />cent to or within 100 feet of an existing or proposed R-1R, R-1U, <br />R-2U or R-3U district, the mUltiple residential or non-resi- <br />dential use shall provide screening and a minimum of a 40 foot <br />wide landscaped area along the boundary of the R-lR, Rl-U, R-2U <br />or R-3U property. <br /> <br />A finished ground grade shall be established such that natural <br />drainage lItlf!l'j fran all buildings be provided. <br /> <br />It shall be the owner's responsibility to see that the land- <br />scaping is maintained in an attractive and well kept condition. <br /> <br />EXTERIOR W\'lERIALS <br /> <br />'Ihe type of building materials used on exterior walls shall be <br />face brick, natural stone, specifically designed precast con- <br />crete, factory fabricated and finished metal frame paneling, <br />glass or other materials as may be approved by the Planning <br />Oammission and City Council. <br /> <br />EN\7IROOMENW, PRO'lECTION AND CRITICAL RIVE&9 RrollLATIONS <br /> <br />Certain areas within the MIl district are located within Environ- <br />mental Protection and Critical Rivers areas and are subject to <br />additional regulations as specified in Section 170.018. <br /> <br />56 <br /> <br />- <br />
