When a multiple diielling unit structure abutts an R-IR, R-IU, R-2U district or use, there shall be either a 15 foot wide buffer area provided on the multiple dwelling unit structure's pro- perty. 'Ihis must be dense enought to create a (ilysical separa- tion of the property and be considered acceptable by the Planning Oammission and City Council. LIGHTING Any lighting used to illuminate on off-street parking area, sign or structure, shall be arranged to deflect light away from any adjoining residential district or public street. Bulbs emitting in excess of 3000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the property where such light source is located. LAN!:SCAPING Where aqy multiple residential or non-residential use is adja- cent to or within 100 feet of an existing or proposed R-1R, R-1U, R-2U or R-3U district, the mUltiple residential or non-resi- dential use shall provide screening and a minimum of a 40 foot wide landscaped area along the boundary of the R-lR, Rl-U, R-2U or R-3U property. A finished ground grade shall be established such that natural drainage lItlf!l'j fran all buildings be provided. It shall be the owner's responsibility to see that the land- scaping is maintained in an attractive and well kept condition. EXTERIOR W\'lERIALS 'Ihe type of building materials used on exterior walls shall be face brick, natural stone, specifically designed precast con- crete, factory fabricated and finished metal frame paneling, glass or other materials as may be approved by the Planning Oammission and City Council.
