<br />, <br /> <br />~ <br /> <br />170.0l6K PlANNED UNIT DIMUlPMENT <br /> <br />11il'1ftJ'J' <br />'Ihe intent of this district is to provide a district which will <br />encourage: <br />1. Flexibility in land development in order to make bet- <br />ter use of new techniques in building design and con- <br />struction and land development, <br />2. 'Jhe provision on housing affordable to all inoome groups, <br />3. Energy conservation through the use of more efficient <br />building designs and through the clustering of buildings <br />and land uses; <br />4. Preservation of desireable land characteristics and open <br />space and protection of sensitive environmental features <br />such as steep slopes, poor soils and trees, <br />5. More effective and efficient use of land, open space and <br />p.lblic facilities throUlJl the mixing of land uses and as- <br />sembly and development of land in larger parcels, and <br />6. A hi~ quality of design and design compatible with sur- <br />rounding land uses, both existing and planned. <br /> <br />rRTTRRTa <br />Every proposal presented to the City for rezoning to Planned Unit <br />lleve10pnent District shall be accompanied by a preliminary si te <br />plan as provided in Section 170._ of this chapter. The City <br />shall consider the following criteria and objectives in <br />processing the application for rezoning to Planned Unit <br />lleve10pnent District: <br /> <br />1. That the proposal shall provide for a wider range of <br />housing types, price ranges and styles than could be <br />aC<XJDplished IIIlder existing zoning, <br />2. 'Jhat the proposal shall provide amenities and facilities <br />and open spices greater than the minimum requirements of <br />existing zoning; <br />3. 'Ihat the proposed deve10pnent is compatible with the pur- <br />poses and intents of this chapter and the Comprehensive <br />Plan, specifically residential density requirements. <br />However, an increase in densi ty may be allowed under the <br />following conditions, provided that traffic patterns will <br />not be adversely affected and that public facilities are <br />adequate: <br />a. For undeveloped OCIIIDOn open space in excess of the <br />20% required, an additional one percent (1%) of <br />density may be allowed for each additional one <br />percent (1%) of undeveloped common open space, up <br />to a maximum increase in density of five percent; <br />and <br />b. For distinct! veness and excellence in si t!ng, <br />design and landscaping, a maximum increase of <br />five percent. <br />4. 'Ihat the proposed development shall provide a minimum of <br />twenty percent (20%) for private or public open space air <br />recreational uses protected by adequate covenants running <br />with the land or by conveyances or dedications as the <br /> <br />73 <br />
