'Ihat the proposal shall not impose any undue burden upon the <br />PJblic services and facilities, including fire and police <br />protection, SOlools, streets, water systems, sanitary sewer <br />systems and storm sewer systems; <br />9. 'Jhat the proposed developnent is designed in such a way <br />to form a desirable and unified environment within its own <br />boundaries, and also which will not be detrimental to fu- <br />ture land uses in the surrounding areas; and <br />10. 'Jhat the prop;>sal be consistent wi th all other applicable <br />Ci ty and State regulations. <br /> <br />PRtrJinlRF. <br />1. Prior to the preparation and filing of a preliminary si te <br />plan and formal aRllication for the rezoning to the Planned Uni t <br />Development District, the developers or owners shall meet with <br />City staff to review all applicable ordinances, regulations and <br />plans that will affect the area to be rezoned. <br /> <br />2. 'Jhe developers of owners of the property shall prepare a <br />preliminary site plan in accordance wi th the regulations of <br />Section 170._ of this chapter and shall submit the plan to the <br />zoning officer forty-five (45) days prior to the PJblic hearing. <br /> <br />3. 'Ihe preliminary site plan and the application for a Planned <br />Unit Development District shall be submitted to the City staff <br />for review and comment, to insure compliance wi th other Ci ty <br />codes and regulations. <br /> <br />4. 'Ihe preliminary site plan shall be submitted to the Park and <br />Recreation Commission for its review and comment. itle Park and <br />Recreation Commission shall submit in writing to the Planning <br />Commission its report as to the appropriateness of the <br />preliminary si te plan. <br /> <br />5. Upon staff review of the preliminary site plan and the <br />application for rezoning, a public hearing shall be scheduled <br />before the Planning Catmission. <br /> <br />6. ibe notice for public hearing shall be published in the <br />official newspaper at least ten days, but not more than thirty <br />days, prior to the p.1blic hearing, at which time the i ten will be <br />heard.
