Community Development Director <br /> <br />Background: <br /> <br />Mr. Lowell Vasseur is requesting variance to the street frontage requirements <br />for access to the 40-acre parcel located southwest of 155th Avenue NW and <br />Variolite Street NW. Mr. Vasseur is requesting this variance so that he can <br />construct one home on this parcel. <br /> <br />Much of this property is located in a wetland. The City Engineer reviewed Mr. <br />Vasseur's request and questioned the suitability of the soils in the parcel for <br />residential development. In addition. in the Thoroughfare Plan in the City's <br />Comprehensive Plan. 155th Avenue NW is proposed to eventually go through the <br />northern portion of this parcel. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Application <br />b) Site location map <br />c) Thoroughfare plan <br /> <br />Observations: <br /> <br />As the proposed suitability of the soils on the parcel are questionable for <br />residential development. and the City proposes to eventually extend 155th <br />Avenue NW across the northern portion of that parcel.
