Comm. Dev. Dir./HRA Exec. Dir. <br /> <br />Background: <br /> <br />Oakwood Land Development has applied for final plat approval of the first phase of Sweetbay <br />Ridge. The plat consists of 68 single family lots that will be serviced with municipal water and <br />sanitary sewer. The. following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Proposed final plat <br />c) Cover Sheet, Overall Utilities Plan and Landscape Plan from Final Construction Plans' <br />d) City Council meeting minutes dated August 23,2005 <br />e) City Council meeting minutes dated June 13,2006 <br />f) City Staff review letter dated July 21, 2006 <br />g) Draft Development Agreement <br />h) Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />Neither State Statute nor City Code require notification of requests for final plat approval. <br /> <br />Observations: <br /> <br />On August 23, 2005, Oakwood Land Development received preliminary plat approval to create <br />158 urban single-family lots on 102 acres generally known as the S1. Anthony Gun Club, loc(:tted <br />on the east side of Variolite Street. The preliminary plat approval was contingent upon the <br />following: <br /> <br />a) Compliance with City Staff Review Letter of August 2,2005 <br />b) Resolution of trail alignment with City Staff and DNR <br />c) Obtaining a variance to front yard setback requirements on certain lots <br />d) Obtaining a Certificate of Completion from MPCA for site clean-up prior to <br />applying for final plat approval <br />e) Installation of a fire hydrant on the developer side of the property line when the <br />water utility is stubbed. <br /> <br />The Developer has complied with the August 2, 2005 Review Letter. The trail alignments have <br />been agreed to by City Staff and the Developer. Oil October 6, 2005, the Board of Adjustment. .' <br />granted a variance to the front yard setback on certain lots. On June 13, 200~~~ity Council <br />granted the Developer permission to apply for final plat approval prior to receiving the MPCA <br />Certificate of Completion for site clean-up, noting that preliminary and final plat approvals still <br /> <br />-237- <br />
