<br />2) <br /> <br />Provide a specific definition of "detached townhouse" m City Code and <br />change the defmitionof"townhouse." <br /> <br />. <br /> <br />3) When reviewing proposed developments, it is suggested to review proposals <br />as an R-2 Medium Density Residential use, but require a Planned Unit <br />Development until everyone is more comfortable with reviewing these against <br />the' standards. <br /> <br />4) Establish standards that would produce more space between the buildings. <br />Houses seem crowded in the Yillage of Sunfish Lake. <br /> <br />In regards to item #3, the Planning Commission and staff suggest utilizing the current R- <br />2 open space standards for detached townhomes. The proposed changes would limit the <br />separation of buildings to a minimum of 10 feet. It is also suggested that the City Council <br />consider allowing detached townhomes in R-2 districts without the use of a PUD <br />rezoning. It is Staffs opinion that incorporating detached townhomes into the R-2 district <br />will eliminate the need to use a PUD. <br /> <br />In regards to item #4, there are three ways to approach adding more "space" between <br />units. One is to redefine the open space requirements or increase the amount of open <br />space requirements by allowing for more condensed living quarters, but including more <br />specific provisions for community space. Currently, City Code requires 40% general <br />open space (as defined by non-impervious surface), 10% of which must be identifiable <br />common area for use by residents. The second option for increasing space between units <br />is to increase private lot size, and the final option is to require an established distance . <br />between buildings. <br /> <br />Council Action: <br /> <br />Discuss alternatives to providing for more space in detached townhome developments <br />(requiring more community open space, increasing private lot size, or increasing building <br />separation standards) <br /> <br />AND <br /> <br />Motion to introduce Ordinance #06-07-_ to amend Section 9.20.11 of the Zoning <br />Chapter of City Code to include a defmition and performance standards for detached <br />townhomes. <br /> <br />Review Checklist: <br />Assistant Community Development Director <br />Associate Planner <br /> <br />CC 7.25.06 <br /> <br />. <br /> <br />-318- <br />
