<br />4. That on May 5, 2006, the Planning Commission reviewed the application for preliminary <br />plat, and recommended to deny the plat based on the denial of the variance to cul-de-sac <br />length. <br /> <br />5. That the presence of wetlands provides limitations to the development of the existing <br />parcel. <br /> <br />6.
