City Code 170.016A requires the m~n~mum <br />lot size in the R-1 residential district to be 2.5 acres. <br />Therefore, all the lots located in Block 2 and 3 do not meet <br />the minimum lot size requirement. Lot 4 in Block 3, Lots 3, 4, <br />5, 8, 9 and 10 in Block 1 do not meet the minimum width of 200 <br />feet at the" building setback. In addition, Lots 1 and 10, <br />Block 1 and Lot 2, Block 2 do not have 200 feet of frontage on <br />a City street. <br /> <br />2) Soil borings and soil classifications were submitted as <br />required by Article 170.037B(i) of the City Code to determine <br />the elevation of the watertable. High ground water was <br />observed less than four feet from the surface in boring #2 and <br />#4. Mottling which is indicative of high ground water was <br />observed in boring #5 between the depth of four and six feet. <br />Although additional soil testing may be done, it appears that <br />Lots 1, 2, and 3, Block 3 and Lots 4 & 5, Block 1, do not have <br />adequate Class I soils suitable for on-site wastewater <br /> <br />222 Monroe Street <br />Anoka.
