Mr. Gerald Zimmerman
March 17, 1988
Page Two

disposal systems. In addition, Lots 1 & 2, BloCk 2 and Lots 1,
6-10, Block 1 have steep slopes over 18% which are not suitable
for an on-site disposal system. Therefore, the placement of an
on-site system must be restricted in those areas.

3) In review of the preliminary plat data required by the City
Code Section 170.037, the following were not provided:

a) The type of surfacing of existing roads:
b) Boundary lines of all land within one hundred (100)
feet of the tract of land within the plat, and the name
of the owner thereof:
c) Minimum front building setback lines as required by the
Code of the City:
d) statement of proposed use of lots along with the type and
number of dwelling units:

4) In review of the drainage, the drainage of Xenon street N.W.,
needs to be clarified regarding the outlet for the runoff.
Additional information regarding the proposed method of
conveying surface water drainage within and beyond the limits
of the plat to publicly owned or controlled drainage
facilities or storm sewer needs to be provided. In addition,
drainage easements need to be shown.

5) In review of access to the plat, the developer is proposing to
extend l60th Lane N.W. as well as add a temporary cul-de-sac
off Nowthen BlvdN.W. The right-of-way width of the cul-de-sac
is less than the city Code requirement which is a 65 foot
radius. As previously stated, Lot 1, Block 1 and Lot 2, Block
2 do not have 200 feet of frontage on a City street.

We would recommend the developer extend 160th Lane N.W to the
N.W. corner of the NW 1/4 of the SW 1/4 of Sec. 14 to provide
access to these lots. City Code does not allow access to
County"State Aid Highway 5 . consequently, Lot 6, Block 1 , does
not meet the City Code for access.

6. The proposed plan did not show any park dedication. Therefore,
the plat will be subject to cash payment in lieu of park
dedication.

We would recommend approval of the preliminary plat contingent on
correcting or obtaining variances on the items stated in this
letter.

'3
