Chairman Zimmerman noted that in order for the southwest parcel to access
the cul-de -sac, Mr. Gordon would have to provide for a 66 foot easement
extending from that cul-de -sac and obtain a variance to street frontage or
construct an extension of 180th Avenue N.W. into his plat.
:f
Motion by Chairman Zimmerman and seconded by Commissioner Howell to
recommend that Mr. Harley Gordon subdivide his property utilizing the minor
platting process; that no soil borings, topography or perk tests would be
necessary; and that the plat be reviewed by the Park and Recreation
Commission.
Amendment by Commissioner Howell and seconded by Commissioner Shumway to
request in this case, and to establish as standard Planning and Zoning
operating procedure, that all minutes pertaining to a case from it's
initiation to it's completion will be included as background material each
time a case is addressed.
Further Discussion: The Commission requested an opportunity to review Mr.
Gordon's sketch plan.
Amendment carried. Mr. Erikson referred to the
proposed findings of fact and stated that he disagrees with the fact
indicating that the office /warehouse will increase traffic to the area.
Mr. Erikson explained that he does not anticipate business operations to
increase to any more than what it has been over the past 12 years at this
location.
Discussion ensued regarding the accessory building height .(22' -23'), the
height of the principal structure (2 -story home), the location of the
accessory structure, the proximity neighboring structures.
Motion by Co =issioner Holm and seconded by Commissioner Howell to table
action on Mr. Erikson's request for a conditional use permit until such
time as a site plan is submitted indicating the number, placement and
elevation of existing buildings on the site along with photos.
Further Discussion: Ass. Norris noted that the existing business is
grandf athered in but to expand that business (a non -conf orming use) from
the home into the accessory structure would require a conditional use
permit. Co:unissioner Shumway stated he opposes the approval of the
Planning and Zoning Commission//A- rch 17, 1988
Page5 of 8
!jil
