Hakanson <br />Anderson <br />Assoc., Inc. <br />March 1, 1988 <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br />Engineers, Surveyors & <br />Landscape Architects <br />Re: Preliminary Plat Review of Rambosek Red Oak Estates <br />Dear Mr. Zimmerman: <br />We have reviewed the above referenced preliminary plat which is <br />located in the rural service area of the City. <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br />1. The proposed plat is a replat of Lots 1, 2 and 4 of Voltin's <br />Oak Hill Estates and consists of six lots varying in size from <br />2.5 acres to 3.1 acres. City Code 170.013D requires the <br />minimum lot size in the R -1 residential district to be 2.5 <br />acres. All of the lots meet the minimum lot size requirements. <br />In review of the lot widths, Lots 1 and 2, Block 3 do not meet <br />the minimum width of 200 feet at the building setback and Lot <br />1, Block 3 does not have a minimum of 80 feet on cul -de- <br />sac. <br />2. Soil borings and soil classifications were not submitted as <br />required by Article 170.037B of the City Code to determine <br />the elevation of the watertable. However, based on the Anoka <br />County soil survey, the soils consist of Nymore loamy sand, <br />Zimmerman fine sand, Lino fine sand, Brickton silt loam and <br />marsh. All lots with the exception of Lot 2, Block 1, have <br />adequate Class I soils suitable for on -site wastewater disposal <br />systems. The southerly portion of Lot 2, Block 1 consists of <br />marsh which is not suitable for on -site wastewater disposal <br />systems. We would recommend soil borings be provided on Lot 2, <br />Block 1, to make sure there are adequate Class I soils for an <br />on -site wastewater disposal system. <br />222 Monroe Street <br />Anoka, Minnesota 55303 <br />612/427 -5860 <br />Eugene J.
