In addition, Lots 1 & 2, Block 2 and Lots 1, <br />6 -10, Block 1 have steep slopes over 18% which are not suitable <br />for an on -site disposal system. Therefore, the placement of an <br />on -site system must be restricted in those areas. <br />3) In review of the preliminary plat data required by the City <br />Code Section 170.037, the following were not provided: <br />a) The type of surfacing of existing roads: <br />b) Boundary lines of all land within one hundred (100) <br />feet of the tract of land within the plat, and the name <br />of the owner thereof; <br />c) Minimum front building setback lines as required by the <br />Code of the City; <br />d) Statement of proposed use of lots along with the type and <br />number of dwelling units; <br />4) In review of the drainage, the drainage of Xenon Street N.W., <br />needs to be clarified regarding the outlet for the runoff. <br />Additional information regarding the proposed method of <br />conveying surface water drainage within and beyond the limits <br />of the plat to publicly owned or controlled drainage <br />facilities or storm sewer needs to be provided. In addition, <br />drainage easements need to be shown. <br />5) In review of access to <br />extend 160th Lane N.W. <br />off Nowthen Blvd N.W. <br />is less than the City <br />radius. As previously <br />2 do not have 200 feet <br />the plat, the developer is proposing to <br />as well as add a temporary cul -de -sac <br />The right -of -way width of the cul -de -sac <br />:ode requirement which is a 65 foot <br />stated, Lot 1, Block 1 and Lot 2, Block <br />of frontage on a City Street. <br />We would recommend the developer extend 160th Lane N.W to the <br />N.W. corner of the NW 1/4 of the SW 1/4 of Sec. 14 to provide <br />access to these lots. City Code does not allow access to <br />County State Aid Highway 5. Consequently, Lot 6, Block 1, does <br />not meet the City Code for access. <br />6. The proposed plan did not show any park dedication. Therefore, <br />the plat will be subject to cash payment in lieu of park <br />dedication. <br />We would recommend approval of the preliminary plat contingent on <br />correcting or obtaining variances on the items stated in this <br />letter. <br />91 <br />
