<br />" <br /> <br />6. 'Jhat the Criteria for Awroval/Oisawroval are as follows: <br /> <br />a. 'Jhat the Applicant's request to operate an autanobile sales and repair <br />service in the 1-1 industrial district will not be detrimental to or <br />endanger the public health, safety or general welfare and is not <br />contrary to other governnental standards or regulations; <br /> <br />b. 'D1at the proposed use will not be unSightly or undesi reable or <br />obnoxious in appearance and it will not hinder the orderly and <br />harmonious developnent of the 1-1 industrial district; <br /> <br />c. 'lhat adequate on-si te puking and drainage will be prOVided; and <br /> <br />d. '!bat the proposed use will conform to the regulations of the I-I <br />industrial district except that a conditional use permit is required. <br /> <br />7. 'lhat the Performance Standards are as follows: <br /> <br />a. 'lhat fire protection is provided ~ the cities of Anoka and Elk River <br />and that the prop:>sed use will not create a fire hazard; <br /> <br />b. 'lhat the prop:>sed use shall not create any electrical disturbances; <br /> <br />c. 'lhat the prop:>sed use shall not create any noise disturbances; <br /> <br />d. 'lhat the pro{X>sed use shall not create any vibration disturt8nce; <br /> <br />e. 'lhat the prop:>sed use shall not create any malodorous gas or matter; <br /> <br />f. 'lhat the prop:>sed use shall not create any air p:>llution; <br /> <br />g. 'lhat the prop:>sed use shall not create any glare fron lighting devices; <br /> <br />h. 'lhat the pro{X>sed use shall not create any wind or water erosion; and <br /> <br />i. 'lhat the pro{X>sed use shall not create any water {X>llution. <br /> <br />8.
