A zoning cerlificate must be obtained within 8ixty (60) days after notification to the zoning officer by the owner of any non-conforming use as evidence that the use lawfully existed prior to the adoption of the provision which made the use non-conforming. .~ ... 3. Any non-conforming structure damaged by fire, flood, explosion, or other casualty may be reconstructed and used as before if such reconstruction is performed within twelve (12) months of such casualty, and if the restored structure has no greater coverage and contains no greater cubic content than before such casualty. In the event that any non-conforming use, conducted in a structure or otherwise, ceases for whatever reason for a period of one (1) year, or is abandoned for any period, such non-conforming use shall not be resumed. ~ 5. Normal maintenance of a non-conforming structure is acceptable, including non-structural repairs and incidental mainten- ance. 170.0148 ACCESSORY USES The following provisions shall apply to accessory uses: r 1. Accessory farm buildings shall not be erected within one hundred (100) feet of a neighboring property. ".- 2. Accessory buildings detached, residential districts. All detached accessory buildings shall be located in the side or J rear yards. When located within ten (10) feet of the side or rear wall of the principal building, they shall comply witb all yard re- quirements applicable to tbe principal building in tbe district. A detached accessory building on a corner lot shall not project beyond the side yard setback requirement of the principal building.
