Ramsey, MN 55303 Re: Preliminary Plat Review of Voltin's Oak Hill Estates Dear Mr. Peterson: We have reviewed the above referenced preliminary plat which is located in the rural service area of the City. Following is a list of comments resulting from our review of this preliminary plat: 1. The proposed plat consists of four lots varying in size from 5.5 acres to 21.9 acres. City Code 170.0130 requires the minimum lot size in the R-1 residential district to be 2.5 acres. Therefore, all of the lots meet the minimum lot size requirements. 2. Soil borings and soil classifications were not submitted as required by Article 170.037B i. of the City Code to determine the elevation of the watertable. However, based on the Anoka County soil survey, the soils consist of NYmore loamy sand, Zimmerman fine sand, Lino fine sand, Brickton silt loam and marsh. Lots 1-3 have adequate Class I soils suitable for on-site wastewater disposal systems. The northerly 400 feet of Lot 4 consist of Brickton silt loam which is not suitable for on-site wastewater disposal systems.
