I
I
I
I
I
I
I
I
I
I
I
I

Mr. Kenneth Peterson, Chairman
Page 2
January 30, 1986

3. In review of the preliminary plat data required by City Code,
Section 170.037, the following items were not provided:

a. Soils data and soil borings.
b. Profiles of existing drainage ditches and proposed street
grades and drainage ditches.
c. A grading plan showing the method of disposing surface
water.

4. In review of the drainage, the preliminary plat indicates
drainage will be directed to County Ditch No.3.

5. In review of access to the plat, the developer is proposing to
construct cul-de-sacs on the ends of Wolfram Street and Uranium
Street. The length of the Uranium Street cul-de-sac exceeds the
maximum (600 feet) as allowed by city Code and will require a
variance. The City may also require the easement as shown on the
resubdivision plan to provide access to the east.

We would recommend approval of the preliminary plat contingent on
correcting or obtaining variances on the items stated in this letter.

If you have any questions in regard to the preliminary plat, please
let us know.

Yours truly,

HAKANSON ANDERSON ASSOCIATES, INC.

I~~~~
- Peter R.
