Chairperson introduced the following resolution and moved for its adoption: RESOLUTION #06-08-_ RESOLUTION .ADOPTING FINDINGS OF FACT # RELATING TO A REQUEST FOR A VARIANCE TO THE FLOOR AREA RATIO (F.A.R) FOR THE PROPOSED KLEIN BANK IN THE TOWN CENTER ZONING DISTRICT, SUBDISTRICT TC-2. WHEREAS, HTG Architects, hereinafter referred to as "Applicant," has properly applied for a variance from Section 9.20.25, Subd. 3.b, regarding Floor Area Ratio (F.A.R.) requirements in the TC-2 Commercial Zoning District, on the property legally described as follows: Outlot H, Ramsey Town Center Addition, Anoka County, Minnesota ("Subject Property) -or upon recording- Lot 1, Block 1,Ramsey Town Center 14th Addition NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF THE CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: 1. That the Board of Adjustment conducted a public hearing pursuant to Section 9.03.07 of the Ramsey City Code on August 3, 2006, and that said public hearing was properly advertised, and that the minutes of said public hearing are hereby incorporated as a part of these findings by referenc~. 2. That the Subject Property is zoned TC-2Town Center Commercial and is approximately 1.5 acres In SIze. 3. That section 9.20.25, Subd. 3.b, establishes a minimum F.A.R. of 0.50. 4. That the Applicant is requesting a variance from the F.A.R. requirement in order to construct a 2-story bank on the Subject Property that will have a F.A.R. of 0.24. 5. That under the TC-2 Zoning District, the required F.A.R. would require 32,200 square feet of building to be located on Lot 1, Block 1, Ramsey Town Center 14th Addition and this size building would require twice as many parking stalls. 6. That the Applicant is proposing to construct 15,500 square feet of building on Lot 1, Block 1, " Ramsey Town Center 14th Addition. 15
