Weare also in receipt of a utility and grading plan <br />from Anderson Engineers of Minnesota dated July 11, 2006. We offer the following <br />comments regarding your submittal: <br /> <br />General: The site plan is proposing a 2-story, 15,500 square foot bank located generally <br />at the corner of Armstrong Boulevard and West Ramsey Parkway. <br /> <br />Zoning: The site is zoned TC-2 Town Center Commercial. Banks are a permitted use <br />within this district. The intent of the district is to provide an area within Town Center to <br />accommodate larger scale commercial uses without the look of typical suburban <br />development. Buildings shall be designed with a pedestrian orientation and a relationship <br />to the primary street that is compatible with the Town Center concept. <br /> <br />Setbacks: The maximum setback from street right-of-way is 15 feet. The north side of <br />the lot is proposed to be 70. feet from West Ramsey Parkway right-of-way. The west side <br />of the building is proposed to be 35 feet from the street right-of-way, and the south side <br />of the building is 330 feet from Sunwood Drive. A variance will be required to exceed <br />the maximum front yard setback established in City Code. <br /> <br />Floor-Area-Ratio: The TC-2 zoning district establishes a minimum floor-area-ratio of <br />.5. The site plan proposes to provide a floor-area-ratio of .24. A variance will need to be <br />processed to in accordance with the submitted site plan. <br /> <br />Architectural Standards: The design standards for this site are subject to the provisions <br />laid out in the Development Guidelines manual referenced in City Code for Ramsey <br />Town Center. The primary principles within this manual are to encourage a 'pedestrian <br />friendly environment and high quality design.
