<br />The sketch pian proposes the extension of Rivlyn Avenue to provide access to the new homes. <br />As shown, the cul-de-sac is approximately 800 feet in length, measured from the intersection of <br />Rivlyn Ave and Tungsten Ave. City Code limits cul-de-sacs to 600 feet; a variance will be <br />required for this proposal to move forward as shown. It should also be noted that city street plans <br />anticipate the cortp.ection of Rivlyn A venue to Highway 10 at some future time; staff is <br />recommending that an outlot be included between the detached townhome units to reserve space <br />for this street connection. <br /> <br />A detailed drainage and grading plan will be addressed during the preliminary plat and site plan <br />review process. Tree preservation, landscaping, and density transition will also be reviewed at <br />that time. <br /> <br />Recommendation: <br /> <br />The sketch plan process provides the Planning Commission the opportunity to relay to the <br />developer components of the proposed subdivision related to street network, town;home layout, <br />and overall residential design that are acceptable and components that may need further analysis <br />during preliminary plat submittal. <br /> <br />Commission Action: <br /> <br />Provide the developer with feedback and direction related to the proposed sketch plan. <br /> <br />Review Checklist: <br /> <br />Asst.
