Re: Sketch Plan - Ramsey Town Center 14th Addition <br /> <br />Dear Mr. McDonald: <br /> <br />Weare in receipt of your plat application to create Lot 1, Block 1, Ramsey Town Center 14th <br />Addition, and a drainage, grading, and street plan prepared by URS Corporation dated July 11, <br />2006. We offer the following comments regarding the subdivision request: <br /> <br />General: The site is currently platted Outlot H within the 1st Addition of Ramsey Town Center. <br />.The proposed subdivision would create one buildable lot: Lot 1, Block 1, Ramsey Town Center <br />14th Addition, and the northeast portion will be considered Outlot A. The site is zoned TC-2. <br /> <br />Lot Size and Dimensions: The lot is proposed to be 1.5 acres in size to accommodate the Klein <br />Bank proposal. There are no minimum lot size regulations, and the newly created lot conforms to <br />the minimum lot width and lot depth standards of 80 feet and 100 feet respectively. <br /> <br />Access: This lot proposes to gain access through the property to the south through a temporary <br />road. The temporary driveway must have concrete curb and gutter installed. This will provide an <br />edge for snow plowing, protect the edge of the bituminous from breaking and prevent erosion <br />adjacent to the driveway. . <br /> <br />Tree Preservation Plan: There are no significant trees on this site, thus a tree preservation plan <br />is not required. <br /> <br />Landscape and Streetscape Plan: The Landscape Plan dated July 11, 2006 has been reviewed <br />and is acceptable to Staff. <br /> <br />Drainage and Grading: The grading plan shows spot elevations on the proposed driveways. <br />Contours must be added and tied in the existing grades. The source and date of the existing <br />contours must be shown. <br /> <br />-- <br /> <br />5 <br />
