<br />RTC 14th Addition <br />Sketch Plan Review <br />July 28,2006 <br />20f3 <br /> <br />Streets: West Ramsey Parkway will be required to be constructed to West Town Center Drive in <br />order to provide adequate access to the site. There is not be any public right-of-way required for <br />dedication as part of the plat. <br /> <br />Utilities: This project proposes extending utilities from Sunwood drive north across Outlot A to <br />serve Lot 1 , Block 1. <br /> <br />The concept utility plan for the all of Outlot H must be submitted for review. The City of <br />Ramsey requires looping of the watermain within commercial developments. The concept plans <br />for sanitary sewer and storm sewer for the site must also be submitted. A temporary hydrant <br />. must be provided at the north end of the 8" water line. <br /> <br />Easements: A drainage and utility easement is required over the proposed utilities-and must be <br />added to the plat. Also, there is a drainage and utility easement on Outlot A that will need to be <br />vacated in accordance with the proposed site plan. <br /> <br />Sewer and Water Trunk Fees: The 2006 Sewer Trunk Fee is $3,396.00 per commercial acre. <br />,The 2006 Water Trunk Fee is $7,562.00 per commercial acre. The rate in effect at the time of <br />'final plat approval will be charged. <br /> <br />Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway Improvements, <br />AUAR Roadway Improvements, Parking Facility Improvements: In accordance with City of <br />Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02-068, assessments. for Ramsey <br />Town Center Phase I Roadway Improvements, Phase IT Roadway Improvements, ADAR <br />Roadway Improvements, and parking facility improvements shall be payable to the City in a <br />single installment prior to the release of the final plat mylars for recording. Total payment due <br />includes principal plus accrued interest in the amount of 6.3% per annum commencing February <br />22,2005. <br /> <br />Park DedicationlTrail Development: Per the Master Development Agreement, the City and the <br />Master Developer have negotiated a Park and Trail Dedication Agreement. In accordance with <br />the Park and Trail Dedication Agreement, there are no park dedication or trail development fees <br />owed on this plat. However, there is a park payment obligation in the 1 st Amendment to the <br />Master Development Agreement that requires a cash payment, to the City, upon sale of the <br />property in an amount equal to $5000.00 per acre being sold on the property in accordance with <br />the zoning regulations. <br /> <br />A trail easement must be provided if the trail extends east of the right-of-way. <br /> <br />6 <br />
