The intent of the B 1, Business <br />District is to provide for areas of commercial deye10pment which accommodate shopper <br />type goods and services as contrasted to auto oriented highway commercial aoth'itics. <br /> <br />_ Subd. 7. B 2 Rasiness District. The intent of this district is to <br />accommoda.te certain restricted business uses to act as a transition behveen intense <br />nomesidential districts and residential districts. These uses are to provide services and <br />goods only for the s1.HTo....mding neighborhoods and are not intended to dra.\v oustomers <br />from the entire community. <br />Subd. 8. B 3 Highwa'y Business Distriet. The intent of the B 3, <br />[Gghv.ay Business District is to provide for and limit the establishment of motor vehicle <br />oriented or dependent and convenience type, high intensity commercial and service <br />activities characteristically located a10ilg major traflic carriers. <br /> <br />Sl:Ibd.9. B W BusinessAVarehousing Distriet. The intent. of the <br />ItB Wit, Business/V/arehousing District is to provide for the mix of typi~o.lly large <br />volumes or bulk commercial goods and servioes, and \vholesale/warehouse aCtivities. <br />The overall character of the "B W" District is intended to be transitional in nature, thus <br />ind....lStrial type of activities allowed within this district shall be limited to those which can <br />compatibly exist with and be adjacent to commerCial retail uses. <br /> <br />Sl:Ibd. 10. I 1 Industrial District. The intent of this district is to <br />accommodate general industrial activities. <br /> <br />Subd.l1. RI Rural Industrial Distriet. The intent of this district is <br />to permit certain restricted industrial ....lses in areas outside of the City's ....rrban sev,"er <br />serVIce area. <br />Subd.12. PUD Planned UBit Development. The intent of this <br />district is to allow for flexibility in density and usage. <br /> <br />Subd. 13. A .\griculture. The intent of this district IS to <br />accommodate agricultural uses and property in the City. <br /> <br />Subd.-l417. Overlay Districts. The intent of Overlay Districts is to add <br />additional standards and requirements to land and/or uses where the need for such <br />additional standards and requirements is to protect the public health and safety or to <br />preserve environmentally sensitive areas.
