<br />The Board requested that Mr. Knosalla provide them with a scale drawing of <br />his property which will indicate existing and proposed buildings and <br />driveways and their distances from County Road ~5 and property lines. The <br />Board also requested that Mr. Knosalla provide photos of the property. <br /> <br />Motion by Commissioner Hendriksen and seconded by Commissioner Howell to <br />table Mr. Knosalla's request for a variance until the next regular or <br />special Board of Adjustment meeting to allow time for Mr. Knosalla to <br />prepare a scale drawing of the property and receipt of Mr. John Stine's <br />report. <br /> <br />Motion carried. Voting Yes: Chairman Shumway, Commissioners Terry, <br />Zimmerman, Howell and Hendriksen. Voting No: None. Absent: <br />Commissioners LaDue and Holm. <br /> <br />Case ~3: Request For Variance To: 1) Construct An Accessory Structure <br />On A Parcel Prior To Construction Of The Principal Structure; <br />And 2) The Hei~ht ReQuiretJ1ents For Accessory Structures. Case <br />Of Mr. Glen Hampton: <br /> <br />Mr. Hampton explained that years ago, he purchased 10 acres on which to <br />build his home; before he could get financing, he had to split the property <br />and pay for the vacant parcel; he has no intentions to sell the parcel that <br />has been separated from that which his home is located on. Mr. Hampton <br />indicated that the only issue preventing the recombining of the parcels is <br />the legal expense of doing so. Placing the accessory structure on the same <br />parcel as the home would require eliminating mature oak trees. <br /> <br />Commissioner Hendr iksen noted that it has been city pol icy to appr ove <br />variances to height requirements as long as the accessory structure height <br />does not exceed that of the home. <br /> <br />Mr. Hampton noted that due to varying topography on the property, the <br />accessory structure will appear higher than the house height. <br /> <br />Consensus of the Board was to amend Item ~F8 of the pr oposed findings of <br />fact to indicate that the Applicant is proposing to construct an accessory <br />structure which is 23 feet 5 inches high. <br /> <br />The Commission discussed that recombining the lots would eliminate the need <br />for a variance to construct an accessory structure prior to the principal <br />structure on a lot; the need for ~ variance from the 16 foot height <br />requirement could possibly be eliminated if the property qualified and was <br />classified as Green Acres or Agriculture. <br /> <br />Mr. Hampton referred to Item ~11 of the proposed findings and stated that <br />it is not a true indication of his statements. <br /> <br />Motion by Commissioner Zimmerman and seconded by Commissioner Terry to <br />delete Item ~11 from the proposed findings of fact. <br /> <br />Motion carried.
