If MSA i. not approved. tbe developer will
have to pay for the road improvement.. Mr. aaatikka explained tbat 153rd wa.
propo.ed a. a collector .treet in tbe City'. thoroughfare plan; acce.. point.
onto a thorougbfare .treet are limited.

Mr.. Pear.on - Inquired if home. will be built on the .outb .ide of Lake
Itasca.

Dennis Peck - Stated that in tbe original plan for the Nortbfork development.
the roads were platted entirely within the property and lots were platted on
tbe soutb end of the lake. Tbe City recommended that the best road alignment
would be to continue an MSA route through the development whicb would have
limited accesses onto it. In accordance with that. the developers eliminated a
major portion of development on the aouth end of Lake Itasca. If the developer
constructs tbe road. the Pearsons would not bave access to it. The Pearsons
may see that as a benefit now but it might not be if the Pearsons ever wanted
to develop their land in the future. If this State aid road is approved. the
Pear sons will be compensated for 40' of right-of-way and tbey will have limited
access to it. If the road isn't approved. when the Pearsons develop they will
have to pay for their own roads.

ADJOURNMENT

Motion by Councilmember Cox and seconded by Councilmember Schlueter to adjourn
the public hearing.

Motion carried.
