Highway 10 <br /> <br />Dear Ms. Norris: <br /> <br />Enclosed are ten copies of the site plan for the mini storage <br />project that we propose to build at 6615 N.W. Highway 10 in <br />Ramsey. In this letter I will describe the project and address <br />the concerns raised in Chapter 170.016 of your zoning ordinance, <br />.so I am also enclosing ten copies of this letter. <br /> <br />Our project will have six one-story mini storage buildings with <br />paved driveways between the buildings. Each building will be <br />divided into individual storage units that will range in size <br />from 5 feet x 5 feet to 10 feet x 30 feet. There will be <br />approximately 380 individual units with an average size of 111 <br />square feet each. These units will be rented to individuals <br />and businesses for a variety of uses. People can store boats, <br />vehicles, snowmobiles, furniture, and excess belongings. Mini <br />storage is often used by people who are moving or building a <br />house. Apartment and mobile home residents can store seasonal <br />items. Businesses frequently rent mini storage units to store <br />files, excess inventory and furniture. The spaces can be used <br />to store anything that fits, except that flammable chemicals, <br />hazardous materials, illegal items and perishable items will not <br />be allowed. Space renters will provide their own locks for the <br />individual overhead doors. To provide security the site will <br />te fenced with a six foot chain link fence. The entry gate will <br />be locked at night. <br /> <br />One unusual feature of our project is that we hope to remodel <br />the existing house to provide a home for our full-time resident <br />manager and an office. This house was reportedly built in 1851 <br />and still has many original interior features and is basically <br />in good condition. We plan to install new natural wood siding, <br />replace some window and do other necessary repairs. We will be <br />removing the existing garage on the property. The resident <br />manager will provide security and continuous supervision 'of the <br />project. <br /> <br />:32 <br />
